Jay,

I've had good results with KST Coatings "Storm Patch Flexx  
Sealer" (Product No. 18-125), sold at most Ace Hardware stores  
(http://www.acehardwareoutlet.com/(jgpq3p45314phs2kj4lfiz55)/ 
ProductDetails.aspx?SKU=1259266).  I'm not sure how it stacks up  
against the other products already mentioned.
